Another home in Charlottesville has gone under contract!
We just ratified a contract on my listing at 2270 Sparrow Lane in Briarwood. The interesting thing is that everyone who saw this home said it was a great value and showed extremely well. Yet it still took 25 days to go under contract. This tells us something about our market….
Now when I work with sellers I have a different approach than most. If you have read my blog, you know what I am talking about. Sellers need to remember that, when they decide to sell, they no longer have a home. It is a product that is in the marketplace.
Sure our market is slowing, I am seeing the signs….
1. Look at our Charlottesville Real Estate Stats
2. Look at the sales of seasoned agents. for that matter most agents.
((Sellers remember to ask agents the “Tough Questions“))
3. More local agents are blogging. Wow, even our local MLS is blogging daily (that is another story).
We now have 82 bloggers just in our county on AR, not to mention other sites… Many are doing this because they are not out selling real estate, the numbers show it….

I like my clients to know the facts, this comes from my Engineering background.
Fact 1: I am averaging a closing every 2 weeks or less - This is slow for my business
Fact 2: My sales and under contracts range from 165K – 1.5million
Fact 3: My phone bill is staggering!!!lol

I am seeing the writing on the wall, out market is slowing as we wind down the summer. One thing is for sure, I am working 7 days a week for my clients and I know they appreciate it!
As we put this one into the Contingent file an old saying/song comes to mind…
