I look at a lot of data and this is over 5 years of monthly sales in the Charlottesville Real Estate market (Albemarle County).
(I would love to see National Charts showing true sales)
We are very seasonal with highs in the summers and lows in the winter months. Notice the peaks (summer months) going back to 2005. We have had a decline year-over-year until this past month. We have slightly (and I mean slightly, by 5 homes) out sold the previous summer of 2008.
This is a good thing. To me it is not yet a trend break, but we are all looking for good news and this is certainly some.
