When you are walking down a sidewalk do you ever wonder who else has walked there?

Below is a photo of a sidewalk I took at the University of Virginia. These walkways were designed by Thomas Jefferson and built by his architects. There have been literally millions of feet on these walkways and many famous people.

Jefferson most likely and even people like Edgar Allen Poe (who attended the University)…

Oh yes and your Charlottesville Real Estate Agent, Charles McDonald has even walked these sidewalks!

Next time you are in a historic area, think about who may have walked where you are.

It will widen your perspective!

A little personal history about Google. I was born in the Silicon Valley and had an engineering business for over 20 years. One of my clients was located in an area that had a lot of companies (start-ups) near it. I remember seeing the first sign that said “Google” and I most likely just rolled my eyes and thought it was just another dot.com

Well I should have know better as Google has grown… Fast forward and here I am selling Charlottesville Real Estate and Google is the main marketing source on the internet.

Many agents where “duplicating” listings in our MLS to try to get better exposure. The integrity of our data was jeopardized as we may see a large for listed for $3,000,000 – $5,000,000 entered into our MLS as a “Farm” and again as a “Residential”.

Below is the announcment from our local association, as as they are most of the time, CAAR is right on the money!

Property Type “Farm” Removed from Residential Category

(Effective September 16, 2009) To help with data integrity and property searches, the property type “farm” has been removed from the Residential category. Many properties were listed twice in the same category by manipulating address data, which skews inventory and statistics. Members were also concerned about the public missing searches for farm properties, even though farms showed up automatically in Residential searches unless specifically excluded.

I for one want to see accurate data and this is a big step in the right direction.

We certainly have an area that is in high demand for decent real estate and The University of Virgina (UVA) is one of the main reasons. See below:

The University of Virginia continues its strong showing in the annual rankings of America’s Best Colleges published today by U.S. News & World Report magazine.

U.Va. remains tied – this year with the University of California-Los Angeles – for second among all public universities and is tied for 24th among all universities, both public and private.

Both Harvard (tied with Princeton) and the University of California-Berkeley retained their No. 1 rankings as best overall national university and best public university.

The University has ranked either first or second among publics since 1992 and has ranked among the top 25 nationally since the first U.S. News rankings came out in 1988.

Bring your family and friends to the 1st Annual Crozet Health and Wellness Fair. On Sunday, October 18th, the Crozet Business Networking Group is sponsoring the 1st Annual Crozet Health Fair from 2:00 pm to 5:00 pm. at Crozet Baptist Church on St. George Avenue (near Downtown Crozet).  This free event is promoting healthy living for all ages, with over 20 Crozet health care professionals providing free health screenings, education, assessments and other services.

The event will also have a 1 Mile Family Fun Run/Walk starting at 2:00 at the church.

The Crozet Health Fair will feature free flu shots for children without insurance, cholesterol checks, child fingerprinting, massage, glaucoma tests, oral cancer screenings, body mass index (BMI) measurements, blood pressure screenings, audiogram, orthodontic screenings, energy field screenings, posture analysis, and sleep disorder screenings.  There will be local food vendors and activities for children. Meet your local health care providers and find new resources right in Crozet.

Starting at 2:00 p.m., presentations and demonstrations on topics such as first-aid, stress management, and healthy cooking/nutrition, will take place every 30 minutes.
No appointments or pre-registration are needed; attendees will be seen on a first come, first served basis.

The estimates were that some 900 new home owners would be relocating to our area near Charlottesville Virginia…

A story in 2008 on www.c-ville.com by Will Goldsmith stated the following:

“All those home builders banking on selling houses to new National Ground Intelligence Center(NGIC) employees may be in for a rude awakening. An estimate from the Charlottesville Area Association of Realtors (CAAR) is that only 30 to 40 percent of employees will relocate, the rest not wishing to unsettle spouses and children.”

So are we talking about 30% or 300 jobs? There is also word out there that many will be looking to rent vs own. So of these 300 will half rent? That equates to around 150 possible new buyers. The other piece of information is that they are looking at the middle of 2010… a lot can happen between now and then.

None of this is totally clear but the clear thing is that a lot of builders and relocation companies that were counting on this move will have to re-group.

If there is one thing I have learned in business (I have been self-employed since the early 80′s) it is that change is going to happen and you need to be able to adjust.

I hope that the builders and the Real Estate Brokers did not put all their eggs in one basket…

While driving near Charlottesville Virginia on Hwy 64 there is a little turn-out worth stopping at to take a look at the view (see above photo I took today).

There is more to this stop than just the view. This is the VDOT Workers` Memorial….

It is really a sight to see and we are proud that it is located close to our small town of Crozet and Charlottesville in the center of Virginia!

We are well into the drywall phase and are looking for completion soon.

As you can see this home is nestled in the woods with stone and hardi-plank siding. It is a private setting yet still close to everything. My client works with NGIC so location and travel time were a consideration.

I love the process of new constuction and seeing a piece of land turn into a home is very exciting.
