Wow! Let me just say that again, Wow!

If you have been to the new Whole Food Store in Charlottesville, you know what I mean. Once in a while I get dragged into a trip to the grocery store with my wife where I stand around with my hands in my pockets looking bored but I can assure you that did not happen at Whole Foods.

My wife kept losing me in the store, it was kind of like a treasure hunt when you are a kid. Suffice to say we left the store with these things that were not on her list:
just baked cookies from the cookie bar,
fresh pasta and sauce from the pasta bar,
fresh hot pizza from, yes, the pizza bar,
a huge fresh made salad from the salad bar,
and a fresh, hot cup of coffee from the coffee bar!
Next time I take a break from Charlottesville Real Estate, you may find me at Whole Foods, don’t tell my wife

Rent or Buy Charlottesville Real Estate

Just had a discussion regarding whether to rent or buy Charlottesville Real Estate and the answer may surprise you.

Here are a couple questions to ponder:

Are you moving or planning to stay in Charlottesville for 5 yrs?

Do you think that interest rates will fall further or rise?

Do you think home prices will fall further or rise?

These are simple questions but will tell a story. I find a lot of people think home prices will continue to drop and do not have a good feel for interest rates. The contrarian in me tells me that we are at or near the bottom and if your time-line is 5 years or greater, we need to talk.

Solutions and Memorial Day

This weekend is Memorial Day weekend and I will be out with clients seeing homes in the Charlottesville area on Saturday and Sunday. This is typical for me on any weekend but there is a twist. On Memorial Day I will not be with clients but will be with my family.

As a real estate agent and broker my clients are very important to me, however my wife and children are the most important part of my life. I have had to postpone/reschedule/cancel two requests now for Monday, but I feel it is worth it.

I just put my flag on my home and I am proud to have it there.
I feel that our country and the people who have served this nation need to be recognized!

Remember: Memorial Day is a day of remembrance for those who have died in our nation’s service.

Rain today not Real Estate

We are getting quite a storm and I do not know if this photo really shows how much rain we are getting.

My pool is overflowing and my dog is hiding in the house (she loves to stay outside).

The building process of a Custom Built home

In reading my blog you know that we are building a custom home with my clients in the Charlottesville area with a local builder.

The process started with purchasing the lot and then designing the home. This certainly took some time, but it was not long before we broke ground:

Well, I stopped by yesterday (acrtually I stop by at least once a week) and the progress is going very well. We are under roof, have windows in and also electrical.

This will be one of the largest homes built in Old Trail and it is hard to get a good feel for the size from the photo, but look at the front porch and also we have a full finished basement.

We are doing several inspections along the way and it will not be long before we have this fine home finished!

Charlottesville and Albemarle commuter bike trail? to NGIC and DIA

According to the Daily Progress – read entire article here

Area planners are developing a commuter bike trail to connect the heart of Charlottesville with northern Albemarle County, and elements of the proposed route are already under construction.

“The goal is to provide a connection for both bicyclists and pedestrians that would extend all the way from downtown out to the area where the [National Ground Intelligence Center] is,” said Stephen Williams, executive of the director of the Metropolitan Planning Organization.

MPO staffers are working with city and county planners on possible routes for the trail, which would span 10 to 15 miles, according to MPO planner Sarah Eissler.

The trail would take many different forms along the way, according to Williams. In some sections, the route would simply consist of bike lanes on existing streets. In other areas, the trail would become a path completely separated from vehicles.

To Buy or to Build – That is the Question

It’s always a tough call to make when you’re shopping around for a home – to buy or to build is a dilemma that persists, especially if both options seem to be equally viable. But if you take some time to ponder the decision based on the following aspects, you may be able to reach a satisfactory conclusion. In general:

It’s better to build if:

You already own land or can buy an area at a suitable location within your budget.
You have easy access to building materials.
You know a good contractor who is trustworthy and capable of finishing your project on time and within your budget.
You want a custom-designed home instead of a cookie cutter model.
You want to save costs and are willing to take the extra effort that building a home entails in order to reduce your total expenditure.
You’re not in a hurry for a new home.

It’s better to buy if:

You don’t want the hassles associated with the day-to-day operations of building a house.
You don’t own land in neighbourhoods where you would prefer to live.
You have the money for a substantial down payment now but are unsure if your cash flow is smooth enough to support building a home in an economy of constantly rising prices.
There is a chance that you may have to stop construction because of financial or other reasons.
You prefer to move in immediately.
You’ve found a home that is satisfactory and convenient.

A word of caution before you invest in a home – irrespective of whether you buy or build, you need to choose or construct a home that is easy and cost-effective when it comes to maintenance, and which is easy to sell after a few years if you ever have to move or need another home for various reasons. So while a swimming pool, fireplaces and a wet bar are great ideas for your home, they boost the price by a significant amount when you’re hoping to sell and also take out a large chunk of your income by way of maintenance. Instead of investing in a home that is largely superfluous and excessive, be practical for the most part while allowing yourself a few choice indulgences – this is how you maximize the value of a home.

It still amazed me how many people looking at Charlottesville real estate will search for homes and then cal the listing agent. Lake Monticello is an area that has great deals (see below for 300-400K homes) and I have to ask buyers why are you calling the listing agent?

Do you really think you are going to get a better deal working with the listing agent vs a good buyers agent?

Dunlora vs Glenmore

As a local buyers agent in Charlottesville I will often look at one neighborhood vs another with my clients.

Very often clients looking at Glenmore will want to know more about Dunlora.

Glenmore Homes are wonderful. This golf community offers not only golf and tennis but also equestrian facilities. The homes are priced from 500K-2mil+.

There is something for everyone.

Now if you are not interesting in a golf course community then you might want to consider Dunlora.

They have a local pool, tennis courts and walking trails. It is a much smaller neighborhood than Glenmore and the price range is around 400-700K. Close to Charlottesville, Dunlora is worth a preview when looking at Real Estate.

Glenmore an area to see in Charlottesville

This weekend I am out showing homes and one of the area we will see is Glenmore.

Now one of my favorite neighborhoods, when looking at Charlottesville Real Estate is Glenmore. This golf community offers not only golf and tennis but also equestrian facilities. The homes are priced from 500K-2mil+.

There is something for everyone.

When I am showing homes in Glenmore, I start by mapping out a tour.

The different areas (phases) in Glenmore are easy to locate and to navigate. The hardest part is deciding if you want a home on the course or (as I showed this past weekend) a home on a pond!

We always have a nice day at Glenmore and if we have time, we might be able to do lunch at the clubhouse.

Here are a few of the fine homes that are available in Glenmore:

Forest Lakes is a great neighborhood

When I am showing property to a family with children, they often ask about Forest Lakes in Charlottesville. Well Forest Lakes is a great community with approx. 1,400 homes.

I am the Buyer’s Agent on this home (Currently under contract) we close next week

Forest Lakes is located in northern Albemarle County (Charlottesville, Virginia). It is conveniently located off US Route 29, only about five minutes from the Charlottesville/Albemarle Airport.

Forest Lakes is also divided into two main sections:

Forest Lakes North and Forest Lakes South. Each section is further divided into several smaller neighborhoods.

Most are quiet cul-de-sacs with homes of similar size and style. Residential units include townhome, duplexes, and single-family detached houses.
