2012 Charlottesville Real Estate Assessment

The City of Charlottesville says that the released assessments are “an estimate of fair market value as of January 1 each year, based on property sales for the previous calendar year” Here is the Charlottesville City Assessor website.

2012 Albemarle County Real Estate Assessment

Albemarle County, who I called a few days ago, states that  “The County of Albemarle appraises real estate every year based on fair market value as provided by the Virginia State Code”.

They go on to say that “The appraisal staff in conducting their field appraisal work considers adjacent property sales, condition of property, zoning stipulations, and other miscellaneous factors that could be an influence on the market value of the property”  Here is the Albemarle County Real Estate Tax Website.

Charlottesville Home Prices

Charlottesville Market Reports show that sales are slightly increasing year over year, however Median Sales Prices are down in the City of Charlottesville and up slightly in Albemarle County.

There are a lot of factors that are included to get Median prices from our MLS so your actually numbers may not follow these trends. I suspect that 2012 Real Estate Assessments will be, for the most part, flat to slightly down from 2011.

Charlottesville Real Estate Tax Rates

Our real estate tax rates are based on Assessments:

• City of Charlottesville is $.95 per $100 of Assessed value.
• Albemarle County is $.742 per $100 of Assessed value.

Charlottesville Home Buyer

Many Charlottesville Buyers look to Assessments as a means of valuing a home and in many cases this can be a mistake. Using them as a guide can make sense, but since the data is generated at a point in time prior to the January release the information is not timely enough.

Getting a current Market Analyses of a home from your Charlottesville Agent will give you a better idea of a homes true value.

The truth is that to fully understand Charlottesville Real Estate, you must have something to compare it to. Since I am from California, I often compare it to that area of the country. But I am thinking on a larger scale after my recent trip.

Comparing Charlottesville Homes

First of all the homes from one area of our country to another are totally different. Different climates require different building materials just to handle temperatures, not to mention moisture. Each area also has a unique style of homes. As an example, think of Arizona and how the homes would be different from homes on the East Coast.

Viewing Charlottesville Homes

When I am viewing Charlottesville homes I often have tunnel vision. Let me explain. We have a certain home style in our area that have that East Coast Charm. When I talk to people in Colorado, Texas or Florida I sometimes forget that they are not used to seeing our typical style of homes. My eyes opened a little wider after our Christmas trip.

The Trip

We drove from Virginia to Louisiana for Christmas this year and one of the benefits of the trip was that I was able to see many different styles of homes in various states. In Tennessee we say some log homes that would flabbergast Davy Crockett.

In Georgia and Mississippi we saw homes typical of the old South. Think of Gone with the Wind. In Louisiana we saw a lot of ranch style brick homes and a wide range of farm houses. And this is just a few different states so imagine the diversity of home styles we have in our entire country.

Understanding Charlottesville Real Estate

While there are many different Charlottesville Home Styles to choose from, many people do not see the same styles they are accustomed to living in when relocating from other states. So Charlottesville home buyers need to learn about our home styles and let go of their preconceived notions of what homes need to look like.

Charlottesville Mayor Dave Norris, Albemarle County Board of Supervisors Chair Ann Mallek, and other local dignitaries will be in attendance.

Musical performances will include the UVa Glee, the UVa Black Voices Gospel Choir, and the Charlottesville Municipal Band. In addition, The Virginia Consort and Youth Chorale will perform the Fauré Requiem, a beautiful and moving tribute to those who lost their lives on 9/11.

Charlottesville City Real Estate

The City of Charlottesville has the University of Virginia, the Downtown brick-lined walking mall with a grand Pavilion and Court Square. Keswick Estates!

This is a beautiful neighborhood with grand homes and views!

This area is not only beautiful with it’s rolling landscapes and country club but it also has a wonderful Golf Course! I am always amazed at how fee golfers are on this course when I drive by!

It is one of the few gated communities in the Charlottesville Real Estate Area which only keeps out the Sunday drivers. I think that is the only real reason for gated communities in our area.

There is one problem, we did not find the right home in Keswick Estates -

There will be a few other neighborhoods to peruse and one might just fit. This will be an adventure!

The last time I had a client who really wanted Keswick Estates, we ended up buying a lot and building a wonderful home (it took over a year and a half).

But that was a fun and exciting project and I now have clients that are friends for life!

Charlottesville Real Estate

This hive is located at a friends home. When we stumbled upon it, we were shocked. The size and the amount of effort to build it is unbelievable. It was amazing…

The listing agent represents the best interests of the seller (not you)…

Think about this for a minute. Virginia is a caveat emptor state (buyer beware) and that is just a fact.
Having proper representation is critical for buyers in any market and especially in our area.

The seventeenth annual Kid’s Fishing Day will be held at Mint Springs Park in Crozet on April 9, 2011 from 9:00 a.m. to 3:00 p.m.  The event is sponsored by the Thomas Jefferson Chapter of Trout Unlimited, the Virginia Department of Game and Inland Fisheries, Kingfishers, and the Albemarle County Department of Parks and Recreation. 

This annual event celebrates the memory of David Thompson, a former member of Trout Unlimited, and draws over 200 youngsters each year.

Fish will be stocked for the event in the two lakes at Mint Springs.  Mint Springs Park is located just west of downtown Crozet, on Route 684.  All kids age 12 and under are invited.  They may fish for free, and no license is required.  Only one fishing rod per youngster is permitted.

After the home inspection the buyers agent will create an Agreed Repairs Addendum – ARA with the Purchasers.

This is a critical step in the process and with the current market conditions sellers need to really evaluate this document and make a smart “logical” decision.

If the purchasers ARA is within reason, I recommend to sellers that they do their best to have the repairs done. This is not a time to save a couple of dollars. I have seen a 500K deal fall apart over a few simple repairs and this makes no sense.

Emotions are high at this point in the deal and “logic” needs to take over…

Either it is a young girl or an old woman.This reminds me of many of the photos I see on-line of some homes being listed. I often hear from a client that the photos are fantastic and that is why I want to see it. When we get to the home it becomes very obvious that they had a very good photographer and did a little photo enhancing, not to mention using a wide angle lens.

Is this fair to our clients? Are we deceiving the public by allowing enhanced photos of listings?

I have to admit that I have felt that this is misleading and as a REALTOR, we all know that misleading the public is in violation of our Code Of Ethics. But I still see it everyday….

Maybe this is just a “little” deceiving?

We often see homes as they are when they are finished, painted, decorated and even staged.

Many times I build with my clients and this means that I see every stage of a homes development. We start with a raw piece of land and the finished product is exactly what my client wants.

Sure this takes a lot of time, but I truly love the process and seeing the growth from design to closing.

Today is Wednesday and after several days of showing homes in Charlottesville, writing a couple offers and looking at 2 new listing, I need to take a little break!

This morning I have been working on paperwork and setting appointments for more showings this afternoon and Friday.

With so much business I feel as though I have pulled all my hair out (see photo)…

I know that the market seems to be a challenge for a lot of areas, however I can tell you that the Charlottesville Real Estate market is alive and well!

Today my wife and I stopped by our friends home in Free Union and boy have they been busy.

Since purchasing their 22 acres in Free Union, the Sanders have created quite a winery. With the breath-taking rows of grapes to the winery and tasting room, I was almost speechless at all the beauty.

There are stunning views of the mountains and a pond with an island.

They have brought a sense of the islands to Virginia as their Green House offers tropical plants from around the world. Wait until you see the Green House!

If you get a chance you will want to visit, they are now open on Saturdays from noon-6pm.

But there are talks/rumors that it could happen and this would be a good thing for Scottsville and for Fine Scottsville homes for sale. Think about the need for housing….

Laird & Co., which has a distillery in North Garden and a bottling facility in New Jersey, is interested in moving its bottling operations to Virginia, and the company has been eyeing the vacant Scottsville site.

“Somewhere near Charlottesville would be the ideal location, since our distillery is there … if we were ever to do it,” Laird’s president, Larrie W. Laird, said.

Construction is beginning this week on Main Street and alley improvements as part of the next phase of the Destination Downtown infrastructure improvements scheduled for Crozet.  The project includes construction of a new road, called Main Street, as called for in the Master Plan and significant improvements to the alley leading from the new road to the Square in downtown Crozet.
